Maintenance Director
Reports to: General Manager
Summary/Duties:
This
job description aims to communicate the responsibilities and duties of the Maintenance
Director position. While the following information should be considered a
comprehensive description of this position, it should also be noted that some
responsibilities and duties may not be specifically addressed. The Maintenance Director
is to maintain the physical integrity of the fitness center. This involves ensuring
visitors and staff a safe, secure, and comfortable environment. The Maintenance
Director will carry out assigned duties safely and other duties as requested

Essential
Functions/Major Responsibilities
·
Conduct all
business in accordance with company policies and procedures, state and federal
laws.
Preventive Maintenance/Safety:
·
Constantly be
aware of the condition of property and immediately initiates action to correct
unsafe conditions, e.g., broken gates leading to the pool, broken steps, open
holes, and broken/burned-out exterior lights, broken equipment.
·
Schedules and
performs routine preventive maintenance on all appropriate equipment. Inspects
and maintains all tools in excellent condition.
·
Performs work
area clean-up and safety-related duties.
·
Ensures that
storage areas always remain locked when not in use.
General:
· Diagnoses and performs daily minor
and routine maintenance/repair involving the following:
o
Hot
Tubs
o
Carpets
o
Drywall
Edges
o
Sauna
o
Employee
Workstations
o
Painting
o
Interior/exterior
lights
o
Ceiling
leaks
o
Fitness
center equipment cleaned daily
o
Studio
floors cleaned daily

Basketball
and racquetball court floors cleaned daily

Rockwall

Simulator

Water
Fountains

Feature
Fountain
o
Steam
Room
Qualifications:
The position requires at
least 1 year of experience.
Work Hours:
·
40 hours per
week. Weekends as circumstances warrant; on-call on a rotating basis and for
emergencies.
Physical
Requirements:
· Constant need to be on feet.
· Have the constant need to perform the following
physical activities:
o Bend/Stoop/Squat/Kneel
o Perform routine maintenance/repairs, and pick up tools
and needed equipment.

o Push or Pull
o Move equipment, appliances, open and close doors, etc.

o Perform routine maintenance/repairs, stock and remove
equipment, parts, etc.
o Climb Ladders
o Perform routine maintenance/repairs.
o Grasp/Grip/Turning
o Handle tools and equipment, and perform routine
maintenance/repairs.
o Finger Dexterity
o Handle tools and equipment, and perform routine
maintenance/repairs.
· Lifting/carrying (supplies, replacement parts,
ladders, etc.):
o Over 150 lbs. Rare
need (less than 1% of the time)
o 75 - 150 lbs. Occasional
need (1% to 33% of the time)
o 25 - 75 lbs. Frequent
need (33% to 66% of the time)
o 1 - 25 lbs. Constant
need (66% to 100% of the time)
NOTE: Lifting and carrying of weights exceeding 50 lbs. is
often accomplished with assistance from one or more persons.
